Clean up your house (fix or replace any broken items and attend to anything in disrepair, fresh paint, clean carpets...etc.)
Get referrals for a real estate agent (or find one you like)
Work with your agent to determine comparables and market price/valuation of your home
Work with your agent to determine a listing price and a selling strategy (list at, below or above market, target sales date..etc.)
Understand what your agent will do to sell your house in terms of open houses, flyers, online listing, virtual tours...etc.
Determine commission and negotitate discount (can be based on your agent finding the buyer directly, or in order to make an offer fit your desired selling price...etc)
Stage your house (clean, remove clutter, neatly organize, provide good lighting and music to set an ambience - make it look like a model home)
Plan for open house (flyers, signs..etc)
After offer is received, negotiate on price, inclusions/exceptions, closing date..etc.
After offer is accepted, plan for home inspections.
Plan to move
Fix items noted in home inspections or renegotiate with buyer
Arrange for home warranty (if seller provided)
Write up a welcome note with a list of things to know for the new home owner (e.g. how to operate the sprinklers..etc)
Move out on agreed upon date
On closing date, sign closing documents and hand over the keys.
